Do I Really Need $50,000 to Buy a Home in California?
One of the biggest misconceptions I hear is that you need $50,000, $75,000, or even $100,000 sitting in the bank before you can buy a home.
In fact, it's one of the main reasons people never even start the conversation.
They've already convinced themselves they can't afford it.
Recently, Brian and I met with a couple who felt exactly the same way. They believed homeownership was still years away because they assumed they needed a large down payment and tens of thousands of dollars in savings.
Instead of letting those assumptions make the decision for them, we sat down and built a plan.
Brian reviewed their financing options and found they qualified for a down payment assistance program. I negotiated strategically on the purchase of their home to help reduce their out-of-pocket costs.
The result?
They became homeowners with just $6,100 out of pocket.
Now, before you think, "So I only need $6,100 to buy a home?"
The answer is no.
Every buyer's financial situation is different. Your credit, income, loan program, purchase price, available assistance, and even the negotiations on your offer all play a role in determining how much money you'll actually need.
So why am I sharing this story?
Because that couple almost talked themselves out of buying a home before they ever spoke with a professional.
They assumed they knew the answer.
They didn't.
And I see that happen all the time.
One of the biggest myths in real estate is that everyone needs a 20% down payment or a huge savings account before they're ready to buy.
For many buyers, that's simply not true.
There are loan programs with lower down payment requirements, and some buyers may qualify for down payment assistance programs that can significantly reduce their upfront costs.
Does everyone qualify?
No.
Is every situation different?
Absolutely.
That's exactly why I encourage people to stop relying on assumptions, advice from friends, or something they saw on social media.
Have the conversation.
You might discover you're closer than you think.
I've learned that the biggest obstacle for many buyers isn't money.
It's misinformation.
People spend years waiting because they believe they're not ready, when in reality they simply haven't explored their options.
The worst thing that can happen is you learn what steps you need to take to prepare.
The best thing that can happen is you realize homeownership is possible sooner than you ever imagined.
