Do I Really Need a 20% Down Payment to Buy a Home?
One of the biggest myths in real estate is that you need a 20% down payment to buy a home.
Unfortunately, that myth doesn't just create confusion—it causes people to wait.
I've had countless conversations with people who tell me, "We're waiting until we save 20%."
My response is usually the same:
"What if waiting is actually costing you more?"
The Hidden Cost of Waiting
No one can predict exactly what the housing market will do.
Home prices can rise, stabilize, or even decline depending on market conditions. Interest rates can change. Life circumstances can change too.
But here's what I do know...
Every month you delay because you believe you have to save 20%, you're putting your homeownership goals on hold based on a belief that may not even apply to you.
If home prices increase while you're trying to save a larger down payment, the amount you're trying to save may continue to grow along with them.
At the same time, you're likely continuing to pay rent, building equity for your landlord instead of yourself.
That's why I always encourage buyers to find out what their options are before deciding to wait.
Where Did the 20% Rule Come From?
The idea of putting 20% down didn't come out of nowhere.
For many buyers, putting 20% down can reduce borrowing costs and may eliminate private mortgage insurance (PMI) on certain conventional loans.
If someone has the financial ability to comfortably put 20% down, it can absolutely be a smart strategy.
The key word is strategy.
It's an option—not a requirement.
You May Have More Options Than You Think
Many buyers are surprised to learn there are loan programs with lower down payment requirements.
Depending on your qualifications, some conventional loan programs allow eligible buyers to purchase with as little as 3% down.
FHA financing may allow qualified buyers to purchase with 3.5% down.
And if you've earned VA loan benefits through your military service, you've earned the opportunity to purchase a home with 0% down on eligible purchases.
That doesn't mean every buyer will qualify for every program.
It simply means there isn't a one-size-fits-all answer.
The Biggest Mistake Isn't Choosing 20%
If your financial goals support putting 20% down, that's wonderful.
But the biggest mistake isn't choosing to put 20% down.
The biggest mistake is believing it's your only option.
I've seen buyers delay their dream of homeownership for years because they were following advice they heard from a friend, family member, or social media instead of talking with a lending professional.
One conversation can provide clarity.
You may discover you're exactly where you thought you were.
Or...
You may discover you're much closer than you ever imagined.
You'll never know until you ask.
My Advice
Don't decide how much money you need before you know your options.
A conversation with the right professionals doesn't obligate you to buy a home.
It gives you information.
And good decisions are made with good information—not assumptions.
Whether the right path for you is 20% down, 3% down, 3.5% down, or another financing strategy altogether, the goal isn't to fit into someone else's timeline.
The goal is to choose the path that makes the most financial sense for you.
