Should I Get Pre-Approved Before Looking at Homes?

"Can't we just look at a few houses first?"

Of course you can look online.

But if you're ready to start seriously touring homes, I strongly recommend knowing what your financing looks like first.

Not because I want to take the fun out of house hunting.

Because I don't want you falling in love with a house before you know whether the numbers actually work.

Your Online Budget Isn't Your Buying Power

You can plug numbers into a mortgage calculator and get an estimate in seconds.

That's useful for research.

But it's not the same as having a lender review your actual financial picture.

Your income, debts, credit, available funds, loan program, taxes, insurance, and potentially HOA costs can all affect what your monthly payment looks like.

And here's something that's even more important:

What you're approved for and what you're comfortable paying don't have to be the same number.

You might qualify for a certain payment and decide you don't want to spend anywhere near that much.

That's information I want to know before we start looking.

Because now we're searching based on your life—not simply your maximum approval.

Pre-Approval Changes the Home Search

Once we understand your financing, I can do my job better.

Maybe a property has an HOA.

Maybe one area has higher property taxes.

Maybe you're considering new construction with additional assessments.

Two homes with the exact same purchase price can have very different monthly payments.

That's why I don't want your search built around one number.

I want it built around the whole picture.

Then You Find "The One"

Imagine spending your Saturday touring homes.

You walk into one and immediately know:

This is it.

Now you want to write an offer.

Except we haven't spoken with a lender.

We don't have your pre-approval.

We don't know exactly what financing we're working with.

And now we're scrambling while another buyer may already be writing.

That's unnecessary stress.

I'd much rather do the homework first so when the right house shows up, we're ready to move.

Pre-Approval Doesn't Mean You Have to Buy

Getting information doesn't obligate you to purchase anything.

You may talk with a lender and realize you're ready now.

You may decide you want six months.

You may discover there's something you need to work on first.

All three outcomes are useful.

Because now you're making decisions based on your actual numbers instead of guessing.

My Advice

Don't start with:

"What's the most expensive house I can buy?"

Start with:

"What monthly payment allows me to own a home and still live my life?"

Then build your home search around that.

That's how you go from casually looking at houses to shopping with confidence.
