What Is Down Payment Assistance? Here's What Every Homebuyer Should Know
A question I hear all the time is:
“Can I get down payment assistance?”
Usually, it's followed by:
"I probably make too much money."
"Isn't that only for first-time homebuyers?"
Or even:
"I heard those programs don't exist anymore."
Here's what I want buyers to understand: down payment assistance isn't one program with one set of rules.
It's a general term for programs designed to help eligible homebuyers with some of the upfront costs of purchasing a home.
And because different programs have different requirements, you shouldn't count yourself in—or out—before you've actually explored your options.
How Does Down Payment Assistance Work?
This is where things can get confusing.
Depending on the program, assistance can work differently. Some programs may help with your down payment, some may help with closing costs, and some may help with both.
Qualifications can vary too.
There may be requirements involving income, where you're purchasing, whether you've owned a home before, your loan program, or homebuyer education.
Your financial picture matters.
Is Down Payment Assistance Free Money?
Not necessarily.
This is an important distinction.
The words "down payment assistance" don't automatically mean "free money."
Some assistance may come in the form of a grant. Other programs may be structured as deferred loans, forgivable loans, shared-appreciation programs, or other forms of assistance.
So don't stop at:
"How much assistance can I get?"
You also want to ask:
"How does this particular program work, and what could I owe later?"
That's the part that matters.
Don't Disqualify Yourself
I've heard buyers assume they make too much money.
I've heard others assume they don't make enough.
Some think they can't qualify because they've owned a home before.
Maybe you're right.
Maybe you're not.
But don't make a financial decision based on an assumption.
A qualified lender can review your actual situation and tell you what's realistic.
Sometimes the answer will be yes.
Sometimes the answer will be no.
Either way, you leave with information and a plan.
My Advice
You don't need to become an expert in every down payment assistance program.
That's not your job.
Your job is simply to ask the question.
If assistance could help you become a homeowner sooner, it's worth finding out what options may be available to you.
And if you don't qualify today, understanding why gives you something equally valuable:
A roadmap for what to work on next.
